Mottram - 2024

New build annex 

This project involved work to a listed building, where we demolished an existing double garage and replaced it with a new timber-frame annex. The aim was to create extra living space while making sure the new building sat comfortably alongside the original house.

The annex includes an open-plan sitting area with exposed timber joists, along with a kitchen, bathroom and bedroom. The ground floor is tiled throughout, with oak stairs leading up to the first floor and oak flooring upstairs, giving the space a warm, natural feel. A York stone roof was used so the building blends in with the character of the existing property and meets listed building requirements.

We also carried out refurbishment works within the main house, taking care throughout to protect the original structure and retain its character. The finished result is a practical, well-designed addition that feels in keeping with the historic setting while offering modern, comfortable living.
